Fit-out finance for veterinary practices

Veterinary finance is lending for clinics and mobile practices, covering surgical and imaging equipment, hospital fit-outs, practice acquisitions and the vehicles used for large-animal and mobile work.

How a fit-out finance works for veterinary practices

A veterinary hospital fit-out is more complex than a retail one: separate surgical and prep zones, isolation areas, imaging rooms with shielding, kennels with drainage and appropriate ventilation, and a reception that separates dogs from cats. Almost none of it is removable. Fit-out finance spreads the cost across the lease term so the practice can open with staff and stock rather than an empty bank account. Where you own the building, the same works can often be folded into a property facility at a lower rate.

The cash-flow pattern we plan around

Steady consultation and procedure income paid at point of service, with occasional large equipment and hospital fit-out commitments and seasonal peaks around vaccination and calving.

Key terms

Veterinary equipment finance

Veterinary equipment finance is secured lending for clinical equipment used in animal practice — surgical tables, anaesthetic machines, digital radiography, ultrasound and pathology analysers — typically written over three to seven years against the equipment.

Mobile practice vehicle finance

Mobile practice vehicle finance funds a vehicle and its veterinary fit-out as a single asset, covering the drug storage, portable diagnostics and handling equipment that make farm and after-hours visits possible.

What is fit-out finance?

Fit-out finance is business lending used to fund the construction or refurbishment of commercial premises, including joinery, flooring, lighting, signage and the equipment installed. It typically combines secured equipment finance with an unsecured component for fixed works.

Can leasehold improvements be financed?

Yes, but usually not as secured equipment finance, because fixed improvements attach to a building the borrower does not own. Lenders fund them through unsecured facilities or specialist fit-out products, priced above standard asset finance.

How does a lease term affect fit-out finance?

Lenders will not normally amortise fit-out debt beyond the remaining term of the premises lease, including exercisable options. A five-year lease generally means a fit-out loan of five years or less.
